Sudden FPS drops, lag spikes, etc

Helped me get rid of lags in the game, clear (RAM / Pagefile / System memory) before starting the game. I use the utility "Mem Reduct". Before starting the game close all unnecessary applications and make cleanup after start the game and play safely.
