Sudden FPS drops, lag spikes, etc

Hello,

I'v had bad lag spikes and fps drops in Path of Exile for a quite long time. I can't even remember when those spikes started, but it has gotten worse over time. Most of the lag spikes
happen when the effects appear first time on the map, e.g. blinding attacks from those Soulless Watchers in sewers or "Explosion" mod on stronboxes. Big monster packs often cause more terrible lag spikes, because more new effects appear at the same time. Most of the effects in the game cause some kind of spikes.

So far I have managed to stay alive in HC, but I'v made Prophecy for myself... "You will die to a Terrible, terrible lag spike". I'd rather avoid that.

Specs
Intel Xeon 1230v2 (HT Enabled)
16 GB RAM (Fairly new Kingston sticks, CL9, DDR3-1600)
ASUS R9280X-DC2T-3GD5 (latest non-beta driver)
PoE is installed on a 120 GB SSD (Ocz Agility 3)
144 HZ monitor (I love smoothness)

I have already tested those startup switches mentioned by GGG in other thread, it made no difference, just longer loading time.

I have also monitored my CPU, GPU and RAM usage. GPU and CPU usage is around 40-50% most of the time. GPU temp is about 65c (=low). FPS varies between 30 - 150. Turning off AA just lowered GPU usage, but hardly effected FPS/lag spikes. Same with shadows. I can play Overwatch and the new DOOM smooth, they utilize both my cpu and gpu very well.

PoE is fresh install (I skipped last major patch, this is my first time playing with those new classes). Any ideas how to eliminate lag spikes?

Latency is good, ~50 ms. I have 100/100 mbps fibre and I live in Finland.
same here, latency is stable
Few screenshots: http://imgur.com/a/cSWv7 FPS can be anything between 1 and 169 in path of exile :D

you have a SSD, so I don't know if my guide can fix your problem... but if you run out of solutions you can try it!

There are 3 kinds of people in the world: those who can count & those who can't
[first read on Jarulf guide to d1 :D]
I tested ramdisk before making this thread, it ended badly (and didn't make any difference).

I promise to BUY all upcoming supporter packs until year of 3000 if GGG will DO actually something about those FPS drops and lags or at least admit that their graphic engine needs serious attention /specially concerning radeon cards/. Every time I post complain about the very same issue, I am redirected to read about the hard work GGG does and the years pass by...
And of course nothing from the tech support.
Well, I hope, GGG will invest at some point /after over 9000 years/ their support from us and REWRITE their graphics because this game will die for me /and many others/ sooner than later.
And I hate to say this because POE is one of the best games out there and I love it.
