Massive Lag on some instances, not consistent.

Since last Saturday I have been unable to really play POE2 and its driving me crazy. my connection on some instances goes from 61, my average and starts spiking to 6000+ according to the in game stats, thats not the worst part.

Any input takes a few seconds to respond, I cant move, I cant dodge, I can only pray.

I called my ISP, Sparklight, they didnt see any issues on my equipment. Running a Wifi 7 setup netgear router and modem. Firmware on the modem and router is up to date. Had my ISP test the throughput and confirmed im still getting at least 1 Gig on my wifi and about 1800Mbps on the devices that are plugged in via cable ( cat 6e ).

So I tried some other games, No issues on Darktide, Space marine 2 nor when playing battlefield 6 with the friends. Only POE2.

Streaming, downloading ect, no issues. Lag seems to persist only on POE2.

And I do mean lag as in latency not FPS drops.

I run a 7900XT with a 9800X3D and 64GB RAM on a BTF 870 with a NVME with over 7000Mbps transfer rate and since POE2 came out in EA I have had zero performance issues on my rig.

I play out of the Texas realm and Im just having weird issues. If I start a new instance using control click on keyboard or in some areas holding "A" on the controller, there's no latency.

When I go into a new area without asking for a new instance, thats when my trouble starts.

I dont know what to do, I cant play the new VAAL content since I cant make a new instance for the temple and I cant play with my friends in many cases on POE2.
