Extreme lag on PS5

For the last week, I've had frozen screen lag. I switched servers and refresh rate to lowest settings also with the lowest render. If I turn the game off and back on I mite get like 5mins of play time. Is anyone else having this issue? Is there any fixes coming? I did internet test on my ps5 im downloading at 600mbps and upload at 38mbps. In game my network is jumping high low. My vram shows as max or almost max.

On Xbox. This issue just showed up for me today. Any other game has low latency, checked console end and everything’s good with open NAT. In game my latency is extremely spiky and making game unplayable. I’ve also tried LAN vs WiFi. Resetting modem. Nothing has remedied problem more than a couple mins at most
